We are about to commence work on our new development, Brunel 2 in Lostwithiel. This development will comprise of a mix of 1, 2 and 3 bedroom houses, apartments and live/work units. A few of the properties will also be available as “affordable” for local people to buy at 70% of the open market value or rent at a reduced rate.
The development when finished will look very similar to our triple award winning Brunel Quays site, situated just across the road in Lostwithiel. Reservation Procedure – Brunel 2, Lostwithiel
- In order to reserve the property of your choice you will pay £1000 to Wombwell Homes (Lostwithiel ) Ltd. In the event of you changing your mind & withdrawing from the purchase for any reason, Wombwell Homes(Lostwithiel)Ltd will retain this amount to cover administration costs.
- Within 40 days of receipt of drafts contracts by your appointed solicitors, Wombwell Homes(Lostwithiel )Ltd will require an exchange of contracts together with a further payment of 10% of the purchase price which with your reservation fee will form the fixed deposit.
- If your proposed purchase is subject to the sale of your own property we will accept a conditional exchange of contracts. We will advise you of a completion date of your property and you will have due notice to complete the purchase. In the event of you being unable to acheive this timescale you will be subjected to the terms and conditions of sale.
- Wombwell Homes(Lostwithiel)Ltd will then reserve the right to re-offer the property to the open market. This course of action will only be taken following the appropriate discussions with yourself and your appointed legal representative.
- Should an alternative purchaser be found then Wombwell Homes(Lostwithiel)Ltd will return the deposit money to you less the agreed amount which will be retained to cover admin costs as advised and the contract will be declared null and void.
- If in due course you are unable to sell your property and then wish to buy an alternative property from Wombwell Homes we will be pleased to discuss fresh terms with you at that time.
Management Structure and Costs
All 44 units will be sold on 999 year leases. Ground rent will be payable at £100 per annum which equates to £8.34 per unit per month.
Each property will have a numbered parking space.
A management company will be set up and will control all maintenance, management etc for which a charge of 10% of actual management expenditure will be levied. Each leaseholder will have the right to vote when matters are due for consideration by the Management Company.
The management costs to be divided equally between the 44 units, amount to approximately £17 per unit per week.
